The Rental Process
From searching to settling in, we’re with you all the way.
STEP 1 : Set Your Budget
Start by looking at your monthly income and expenses to see what rent you can comfortably afford. We’ll also walk you through the upfront costs, like the deposit, first month’s rent, and utility bills, so there is no confusion.
STEP 2 : Start Your Search
Browse our available properties online or give us a call. Tell us what matters to you, like location, transport links, nearby schools, or budget. And based on all that information, we’ll help you find the right match. You can also register with us, and we’ll contact you as soon as something suitable comes up.
STEP 3: Book a Viewing
We’ll arrange a viewing at a time that works for you, including evenings and weekends. One of our team will show you around, answer your questions, and help you decide if it feels like the right home. you can also bring someone with you or take photos so you can think it over comfortably.
STEP 4 : Secure Your Home
When you’ve found the right place, we’ll help you reserve it quickly. You’ll be asked to provide a few basic documents, like ID and proof of income, and we’ll take the property off the market while we process your application.
STEP 5 : References & Credit Checks
We’ll check your employment, rental history, and credit. If a guarantor is needed, we’ll explain the process clearly. You’ll always know what’s happening, but if you are still unsure about anything, just ask.
STEP 6 : Pay Your Deposit
Once your application is approved, you’ll pay a security deposit, which is usually equal to one month’s rent. Your deposit goes into a government-approved Deposit Protection Scheme, so your money is safe and will be returned fairly at the end of your tenancy.
STEP 7 : Sign Your Tenancy Agreement
We’ll go through the tenancy agreement with you and explain anything that’s unclear. Once signed, you’ll receive your own copy and all the key details for moving in.
STEP 8: Move In & Get Settled
Once all is done, you can collect your keys and move into your new home. We’ll check in after you move in to make sure everything’s running smoothly, and we’re always just a call away if you need support.

References
When you find a property you’d like to rent, we guide you through the referencing process.
This usually includes:
• A reference from your employer
• A reference from your current or previous landlord
• A credit reference check
Sometimes we may also ask for a personal reference or a guarantor, depending on the application.
Deposit
A security deposit is required, which is usually equal to one month’s rent. Your deposit will be placed in a government-approved Deposit Protection Scheme, which keeps it secure. The landlord can only make deductions if both sides agree.
Viewings
We arrange viewings at times that work for you, including evenings and weekends. A member of our team will show you around the property and answer any questions you have.
Rents
We’ll explain how rent payments work, whether you’re paying us or the landlord directly. You will also be responsible for standard household costs, including Council Tax, water, gas, electricity, and telephone bills.
